This project is a multi-residential development incorporating two 19th Century shops and a new freestanding three-storey building at the rear . This project came alive again in July 2010 with a new owner- developer.
Logan's role initially (for the first client) was to produce the town planning design and application. The second client (the developer) came to Logan having already signed a contract with a builder based on the town planning application drawings. Regrettably, there was to be no design development and Logan carried out documentation including coordination of structural engineer, building permit and energy rating.
This project gives insight into the unsatisfactory results when design development is omitted and pricing is not based on documentation. Frustratingly, without the documentation as part of the contract between client and builder, the builder had scope to alter materials and make up details so long as they would meet the planning permit conditions. We were left wondering how these changes were not picked up by the building surveyor.
We liked some of our details and have chosen to show them here. We cringed as other aspects of the project emerged, following our departure. We learnt an enormous amount from this experience.
